This Privacy Policy explains how AM Residential (“AM Residential,” “we,” “us,” or “our”) collects, uses, discloses, and protects personal information when you:

• visit or use our websites and pages we host (the “Site”);

• use our products and services for landlords and renters (the “Services”).

This policy does notcover websites, apps, or services we don't own or control. If you interact with our partners (e.g., listing portals), their privacy policies apply.

We collect information in three ways: information you provide, information collected automatically, and information we receive from third parties.

We use information to:

• Provide Services: respond to inquiries, schedule tours, list properties, screen prospects at your request, process applications, and manage deals.
• Operate, maintain & improve the Site/Services: troubleshooting, analytics, testing new features.
• Marketing & communications (with your opt-in where required): send property updates, market reports, invitations, and service offers by email/SMS/phone. You can opt out anytime (see “Your choices & rights”).
• Compliance, fraud prevention & safety: protect rights, enforce terms, detect and prevent abuse.
• Legal obligations: respond to lawful requests and process requirements.
• De-identified/aggregated data: create non-identifiable statistics to improve Services.

If you opt in to receive SMS/text messages, we may send service, transactional, or marketing texts (e.g., tour confirmations, listing alerts). Opting in is optional — providing SMS consent is not a condition of any purchase or of using our Services.

We will not sell your phone number or SMS consent to third parties.

We do not sell personal information. We share only as needed to run the business:

• Service providers/contractors: hosting, CRM, analytics, email/SMS delivery, ad platforms, photography, showing & screening tools, and payment processors — bound by confidentiality and data-use limits.
• Listing portals: to publish and syndicate a property listing (e.g., StreetEasy, Zillow).
• Professional advisors: attorneys, auditors, insurers (as reasonably necessary).
• Business transfers: in a merger, acquisition, financing, or sale of assets (we'll require the recipient to honor this policy).
• Legal & safety: to comply with law, enforce terms, and protect rights/safety.

We do not disclose phone numbers or SMS consent to third parties for their marketing.

We use cookies and similar technologies to remember settings, understand usage, and improve performance. We may work with analytics providers (e.g., Google Analytics) that place cookies to measure traffic. We do not use third-party advertising or remarketing pixels, and we do not use your information for cross-context behavioral advertising.

We use administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is 100% secure, so we cannot guarantee absolute security.

Our Services are not intended for children under 18, and we do not knowingly collect personal information from them. If you believe a child provided personal information, contact us and we will delete it.
